Creating a new city center

Ingelheim am Rhein is known for two things: the red wine vineyards all around the city (Ingelheim calls itself “the City of Red Wine”) and the pharmaceutical company Boehringer Ingelheim which is a defining landmark of the city. The one thing that this district town has been missing so far is an attractive city center and square with amenity value. Therefore, HBB and the Ingelheim-based company J. Molitor have partnered to build a retail and service center in a downtown area between train station and Georg-Rückert-Straße, which, is called “Neue Mitte” (new center). The appeal that the city center was missing so far has been achieved by bringing in popular brand retailers as anchor tenants.

Lease conclusions at an unusually early stage

According to the blueprint presented by the Stuttgart-based architectural firm Schwarz, the new area includes four complexes. The retailers, who have opened their stores here, have already signed their leases at a very early stage.  A  REWE fresh foods market with approx. 3,000 m2 retail space, a C&A Family Store and a department store called “Kaufhaus Müller” as well as many other fashion and service retailers have opened their stores on the 3rd of november 2011.  More than 3,000 m2 in office space on the upper floors have been rented to the District Office. Almost 90 percent of the space in downtown Ingelheim was already let at the time of the groundbreaking ceremony. Visitors to the mall are able to park their vehicles in the car park at ground level or in the generous and inviting underground garage. All in all, there are about 420 parking lots available to visitors in Ingelheim’s new city center.
