Schweinfurt: New DOMICIL senior care home near the Main Valley
After construction began in June 2020, the new DOMICIL senior care home in Schweinfurt will be handed over to the operator in April of this year. Located not far from the Main on the edge of the Kiliansberg residential area, the senior care facility on Hennebergstrasse will offer residents of the historic Franconian town 149 modern care places in the future. The investor HBB from Hamburg has invested around 26 million euros in the new building.
Schweinfurt// Schweinfurt is already familiar territory for the investor HBB Hanseatische Gesellschaft für Seniorenimmobilien II mbH & Co. KG from Hamburg. The new senior care home on Hennebergstrasse is the second home that HBB has built for the operator DOMICIL. In addition to the existing facility on Theresienstrasse, DOMICIL is thus expanding its offering by a further 149 care places in the city.
The basis for this is a relationship of trust that has grown over the years between the city and the investor. HBB acquired the approximately 8.300 m² building plot for the new property directly from the city of Schweinfurt. Even before construction began in 2020, HBB's commitment was expressly welcomed by the city. Especially at the beginning of the Corona pandemic, it became clear how important it is that the city has sufficient and good senior care homes. The fact that HBB commissioned the Schweinfurt construction company Glöckle to implement the project further underpinned this relationship of trust. "As an investor, we are happy to have found an efficient local partner for the construction work," emphasizes HBB Managing Director Oliver Radünz. For the long-term success and acceptance of the DOMICIL houses, which in principle remain in the HBB portfolio, it is essential "that intact relationships exist with the municipal authorities and local companies." The new project was also developed in close and constructive coordination between the city, the municipal housing company SWG and HBB – in a dialogue process with the neighbors that, according to Radünz, lasted several years.
Park-like location in the vicinity of the Leopoldina Hospital
Speaking of neighbors. Another plus point for the location of the new DOMICIL senior care home is that it is only a few hundred meters away from the Leopoldina Hospital in Schweinfurt. The "Leo" is a modern, highly respected hospital in the region with around 700 beds, in which around 13.000 operations in a wide variety of disciplines are carried out every year. Those responsible at the hospital were also involved in the project for the new senior care home from the very beginning of the planning, explains Radünz. The area on which the care home now stands once housed two of the hospital's nurses' homes. After these were demolished, the property was freed up for development in the immediate vicinity of the health park that was built a few years ago and in which local medical practices from a wide variety of disciplines were established. The western part of the property of the senior care home is now characterized by an extensive old tree population. It has been completely preserved and gives the area a park-like character. The garden planning by the renowned Kiel landscape architect BHF also includes a lovingly landscaped garden with selected plants that invites residents and visitors to take a stroll or linger. "The residents are given a feeling of security combined with the greatest possible safety," says Oliver Radünz.
Classic home with opening to the neighborhood
The new senior care home was designed by the Berlin-based architectural firm Köstler Rojas-Winkler Architekten. The L-shaped building has four floors and, with its cubic architecture and flat roof, takes up the design language of the adjacent health park. With its white facade, offset with wooden accents, the building appears bright and inviting. Several large sunny balconies look south down to the Main.
Inside, the building, with a gross total area of almost 8.400 m², combines all the contemporary amenities of a modern senior care home with the highest level of security for its residents. In addition to the communal areas on all floors, a cafeteria on the ground floor invites people to socialize. True to the operator's motto "In the middle of life", the cafeteria is also open to the neighborhood and can be used as a meeting place for the district. "With this concept, our newest senior care home in Schweinfurt is also consciously opening itself up to the district, of which it wants to be perceived as an integral part in the future," says Radünz. HBB's strategy is to build classic stationary senior and care facilities in central urban locations. A concept that has been established on the market for senior real estate in Germany for over 20 years. The project developer and investor from Hamburg has now built 45 senior care homes nationwide; all of them are operated by DOMICIL Seniorenpflegeheime SE. According to AVOCONS Management Consulting, HBB is the most successful project developer of senior care homes in Germany in the last 20 years.
