The seller of the property is HBB from Hamburg, which has extensively rebuilt and restructured the property in recent years. The technical due diligence of the buyer was carried out by Drees & Sommer. KUCERA Rechtsanwälte was responsible for the legal advice of the buyer. The seller received legal advice from the ZENK law firm. iMallinvest Europe GmbH acted as transaction advisor to the seller. The transfer of the property took place on December 31.12.2021, XNUMX. Long-established district center in a fast-growing metropolis

The Krohnstieg Center is located in the Hamburg district of Langenhorn, Krohnstieg 41-43. It has a well-diversified tenant mix on around 17.100 m² of rental space, which includes the retail, service, office, medical practices and catering sectors. The main tenants are an EDEKA supermarket, the sporting goods retailer Decathlon and a Budnikowsky drugstore. The weighted average remaining term of the leases (WAULT) is around 8 years.
The property has around 420 parking spaces and is excellently connected to private and public transport.

 

The property, built in 2004, consists of three parts and was extensively revitalized by HBB from 2019 to 2021: When the lease of the former hypermarket tenant Marktkauf expired, HBB realigned the center. Since then, EDEKA has operated a modern supermarket on a smaller area and Decathlon has been acquired as a new tenant. Other existing tenants have been relocated, areas have been modernized and reorganized. The former moving walkway that connected the ground floor with the first floor has been completely removed. Instead, HBB has created an open and spacious atrium and improved access to the basement.
The renovation work took place during ongoing operations.

 

After the revitalization, the Krohnstieg Center local shopping center presents itself with a new exterior facade and has tenants with strong credit ratings. The broad, future-oriented orientation is based on the structures and requirements of the catchment area. The HBB Centermanagement GmbH & Co. KG will continue to manage the center
and property management for the property.

 

Ampega and Hahn Group build up commercial real estate portfolio

Ampega Investment Management GmbH and the Hahn Group announced a strategic cooperation for the coming years in May 2021. Ampega plans to acquire retail properties as part of this cooperation.
