With mixed-use properties, the decreasing number of available areas, especially in inner-city locations, can be ideally exploited through this type of development. Mixed-use properties bundle different functions and areas of life under one roof. Mixed properties are where people live and work, shop and exercise, receive further training and take advantage of leisure activities. There are no commute times and there are only a few floors between work and leisure time. This is efficient, saves resources and is therefore particularly popular among young people. In addition, the growing distance between generations can be bridged and people of different age groups can become closer again.

Consider the market

Such a project also makes economic sense in times of rising property prices. Risk diversification is particularly important for investors. Single-use properties are highly dependent on market cycles. The respective project can include a mixture of the retail, catering, office, fitness, hotel, residential segments, but also urban uses and medical practices.

When planning a mixed-use property, it is important to adapt the individual tenants to the environment and catchment area in a sensible way. We are very familiar with the issues that need to be taken into account in this context, such as the different needs of the tenants, distribution of operating costs, sound insulation, restaurant expansion, etc.
