HBB Centermanagement takes over FACILITY SYSTEMS

  • More than 2 million sqm under management by the end of 2022
  • Expansion of the range of services for clients

Hamburg/Lübeck 18.05.2022

HBB Centermanagement GmbH & Co.KG continues on its successful course and is expanding at a rapid pace: The HBB Group company, which was founded in 2012 to operate its own development CityCenter Langenhagen, now manages 15 shopping centers throughout Germany, with a rental area of over 450,000 sqm. Through further management takeovers, almost 600,000 m² of managed leasable space will be reached this year in the Shopping Places segment alone.

In addition, there are mandates for office properties, nursing homes, hotels and apartments totaling around 700,000 m². The company’s own nursing homes, which Domicil operates, alone account for a large part of this volume with almost 500,000 m². This is because all the senior properties are looked after by the company’s commercial and technical property management team.

The acquisition of the Lübeck-based company FACILITY SYSTEMS brings a further 750,000 sqm of rental space under the responsibility of the HBB Group.

Harald Ortner, Managing Director of HBB-Holding, is accordingly proud of this development: “HBB Centermanagement has written a great success story over the past 10 years. We have developed from a manager of our own properties to a successful service provider for other investors and clients. Together with FACILITY SYSTEMS, we are now positioning ourselves even more broadly in the market and can take advantage of great synergies.”

FACILITY SYSTEMS, founded in 2005 by Ulrich Bajohr and based in Lübeck, is known for its holistic management and consulting services in the commercial real estate sector.

The company specializes in particular in retail and office properties. It offers its customers individual and customized services along the entire value chain of commercial real estate and currently manages a total of 75 properties of various asset classes throughout Germany. In doing so, the goals of customer and user satisfaction, location optimization and marketing, and sustainability are pursued with particular emphasis.

FACILITY SYSTEMS is listed as a company of excellence of the German Mittelstand in the field of real estate and is certified according to DIN EN ISO 9001.

The founder Ulrich Bajohr retires for personal reasons and will devote himself to other tasks in the future. He has left the company with the sale.

Therefore, the previous authorized signatory Martin Strait-Fleischhauer was appointed as the new managing director. He has already been with the company for almost 10 years and has managed the business together with Mr. Bajohr during this time. The name and registered office of the company remain unchanged.

In addition to an increased presence in almost all regions of Germany, both companies will be able to provide their customers with service modules that were previously missing and offer a full service portfolio for almost all asset classes. This will once again greatly expand the range of services offered by FACILITY SYSTEMS in particular.

The full range of services includes all classic management tasks such as asset management, center management, leasing, technical and infrastructural facility management, construction management, commercial and technical property management and consulting.

The complex field of “restructuring and repositioning of real estate” will also be an important component of the offering.

André Stromeyer, Managing Director of HBB Centermanagement, is optimistic about the future in this respect: “Due to the better regional positioning, we can now jointly meet requests from our clients that we unfortunately had to turn down in the past. In addition, the expertise we can demonstrate in the field of real estate restructuring and leasing will from now on benefit a larger circle of clients, first and foremost the clients of FACILITY SYSTEMS. Together, we will be able to offer clients an “all-round carefree package” that is not often available on the market.”

Martin Strait-Fleischhauer, Managing Director of FACILITY SYSTEMS, is pleased with the new setup: “I very much welcome the fact that FACILITY SYSTEMS is part of the HBB Group. This increases our clout considerably and for the first time we have direct access to services that we previously had to purchase from third parties.  I am looking forward to the tasks as Managing Director and the trust that HBB has placed in me for this exciting task.”
