Coburg: Hamburg investor creates new care places in Upper Franconia

After around two years of construction, the Hamburg-based HBB Group has completed its 49th senior care home in Germany. The new DOMICIL senior care home in the economically strong Coburg location with a total of 169 care places was recently handed over to the operator and will open on September 1, 2024. It is now the fourth care home that the investor and project developer HBB has built in Franconia.

Coburg. The newly built senior care home at Callenberger Strasse 35-37 is conveniently located near the attractive old town of Coburg on the former site of the Sturms brewery. After the brewery ceased operations in 2011, the 7.000 square meter site lay fallow for years. "We had been looking for a suitable location in Coburg for a long time and were therefore very happy when we were able to acquire the site after intensive and trusting negotiations," says HBB Managing Director Oliver Radünz, looking back.

On the occasion of the completion of the building, Coburg's third mayor Can Aydin welcomed the new nursing places to numerous members of the city council, representatives of the administration and local press representatives during an initial inspection with project managers. The facility is "an important step" that the city is taking in terms of the security of nursing care.

In his speech, long-time former member of the Bundestag Dr. Hans Michelbach emphasized the importance of small and medium-sized businesses for economic development. In addition to numerous other political activities, Dr. Hans Michelbach was chairman of the Small and Medium-Sized Business Union for 18 years and has always supported Coburg as a business location and the interests of small and medium-sized businesses.

In around two years of construction, the Franconian-based, family-run construction company Glöckle SF-Bau GmbH, with the involvement of numerous regional subcontractors, completed the new senior care home with a gross total area (GFA) of over 10.000 square meters for the HBB. A total of 169 care places were created, which are spread over two floors and an attic. The basement part of the building contains facilities for residents such as a creative and relaxation room, occupational therapy, a training room and an underground car park. The architectural firm Broll Förster Architekten Part mbB from Berlin is responsible for planning the ensemble.

A new entrance to the Coburg district of Neuses

The hotel-like building with its bright exterior facade and large, partly floor-to-ceiling windows on the long plot along Callenberger Strasse blends harmoniously into the district. The listed villa at the top of the plot is an additional focal point. It will house a day care center in the future. The historic architecture of the villa was carefully integrated into the overall planning of the care facility and renovated in close coordination with the monument protection authorities.

"Overall, a harmonious ensemble has been created that also forms a new, attractive entrance to the Neuses district," says Oliver Radünz. Conceptually, this is also reflected in the cafeteria on the ground floor of the facility. It is open not only to residents and their visitors, but also to neighbors from the district. "This is intended to create a place for people who live in the facility or in the surrounding city district to meet and exchange ideas." Fresh food is cooked every day in the in-house kitchen of the new senior citizens' facility, which will also be reflected in the range of fresh food in the cafeteria.

The majority of the rooms are single rooms, each measuring 18 square meters. The double rooms have a living space of 24 to 26 square meters, and the rooms on the upper floor are even more spacious. The investor emphasizes that the size of the rooms allows residents to design their rooms individually according to their own ideas and, in some cases, with their own furniture.

The investor further states that all rooms and common areas of the care facility meet the highest standards of safety and accessibility. Accessible bathrooms, wide doors, corridors and elevators are a matter of course. Large windows and skylights provide the residents with natural light.

The facility's special living area with 34 places for residents suffering from dementia also meets particular safety aspects.

The location: green and central at the same time

A green, park-like outdoor area, designed by the Kiel-based landscape architects BHF, closes off the property of the care facility at the rear. The garden offers residents the opportunity to exercise and relax and opens up the view of a small adjacent forest.

In contrast, the location of the house on Callenberger Strasse, one of Coburg's main traffic arteries, offers access to the lively city life. This makes the nursing home easy to reach for residents, visitors and relatives. Public transport such as buses and trains are in the immediate vicinity.

Many rooms also offer a view of the Veste – a castle complex that has been converted into a fortress, which towers over Coburg and shapes the cityscape.

HBB has invested over 30 million euros in the realization of its first senior care facility in Coburg. It is the 49th care facility that the Hamburg investor and project developer has built in Germany. All properties are owned by HBB or its shareholders and are operated by the Hamburg-based Domicil Group.

In the long term, the facility will create 80 to 100 jobs across all areas of care - nursing, social care, housekeeping and catering. When it opens in September, the operator will initially have a team of 35 people. As occupancy increases, the number of employees will be continuously expanded.
