On the ground floor, attractive retail and catering areas will be created on approx. 7.200 m² with a focus on local supplies, retail-related services and complementary concepts. This creates an industry mix that optimally covers the various needs of customers. The catering areas on the southern side of the ground floor with new terraces and views of the water create space for social interaction and increase the quality of stay. On the 1st floor, modern, light-flooded and flexibly designed new health and office spaces with a loft character are being created. A fitness studio, an event hall and areas for co-working are also planned. In the new B&B brand hotel, around 95 rooms will be available for tourists, conference guests and event visitors. The generous 470 parking spaces on two levels in the underground car park ensure convenient, weather-independent access to the Ems district. Due to its ideal location within the city, the quarter is being used by generation 3 GmbH, a subsidiary of the Lindhorst Group, as a link between the train station, the old town and the new “Rechts der Ems” redevelopment area being built in the immediate vicinity. Around 1.000 new residential units will be created in this area in the coming years.
