New neighborhood center at the Theresienwiese.

From former furniture store to lively shopping quarter: The project site formerly used by the furniture store XXXLutz is located directly at the Theresienwiese and thus in an outstanding inner-city location in Munich. HBB acquired the property and planned to convert it into a shopping quarter tailored to the location. A neighborhood center with retail and gastronomy as well as public uses has been created on a total of around 25,000 m² of rental space. The entire area was restructured for this purpose: Shorter distances, new livable green spaces and better lighting make it easier to walk through the quarter and make the area more attractive.

Joint solution with Bayerische Hausbau.

On the directly adjacent properties, the owner Bayerische Hausbau was also planning conversion measures. For this reason, HBB agreed an overall concept with Bayerische Hausbau for the realization of the project. In this way, the uses were coordinated in terms of content and, in particular, a joint solution was found for traffic access. The aim here was to create a sustainable concept that integrates into the district and enriches it through its diversity. A jointly determined mix of uses strengthens and complements existing structures.

Including leasehold improvements, the investment volume amounted to around 240 million euros. In 2020, Forum Schwanthalerhöhe received the Real Estate Manager Award.
