The office complex at Rosenheimer Straße 1984-116, built from 118 onwards, is located directly on Kustermannpark in Munich and was taken over by the British investor Henderson Park in 2019. The four building sections benefit from an excellent location and transport connections thanks to their immediate proximity to the renowned Werksviertel and the proximity to Ostbahnhof.

HBB has been managing the property as an asset manager since 2019 and is overseeing the extensive modernization measures in close coordination with the owner. These range from the redesign of the outdoor facilities to an attractive lobby with a modern canteen on the ground floor to a complete renovation of the underground car park with over 500 parking spaces. The building at Rosenheimer Strasse 118 is also being completely renovated and modernized for the long-term tenant, the state capital of Munich.

Since 2020, HBB has been working on repositioning the property on the market as part of the leasing campaign. In reference to the new concert hall in the adjacent Werksviertel, the office buildings are being marketed as "RHYTHM Offices Munich". Of the total of around 43.000 square meters of office space, 15.680 square meters in buildings 116 and 116a are available for long-term rental including individual tenant fit-out.
